Condo Insurance in Pennsylvania: What Your Association’s Policy Won’t Cover
Owning a condo in Pennsylvania comes with a nice perk: you’re not on the hook for the roof, the siding, or the landscaping the way a single-family homeowner is. Your condo association handles the building’s shared structure and common areas through what’s called a master policy. But here’s where a lot of Springfield-area owners get caught off guard — that master policy stops at your front door. Everything inside your unit, plus your personal belongings and your personal liability, is on you. That’s what condo insurance in Pennsylvania — often called an HO-6 policy — is designed to handle.
What your association’s master policy actually covers
Every condo community carries a master policy, and under the Pennsylvania Uniform Condominium Act, your association is generally responsible for insuring the common elements — think hallways, elevators, the roof, exterior walls, and shared amenities. The catch is that master policies come in two flavors:
- “Bare walls-in” coverage stops at the studs. It covers the building’s structure but not the drywall, flooring, fixtures, or anything inside your unit.
- “All-in” (sometimes called “single-entity”) coverage extends to the original fixtures and finishes inside your unit — but usually not upgrades you’ve made or your personal property.

Where the master policy stops — and your HO-6 begins
A personal condo policy fills the gap between the master policy and your actual life inside the unit. In Pennsylvania, an HO-6 typically covers:
- Interior finishes and improvements — flooring, cabinets, built-ins, and upgrades the master policy may exclude.
- Personal property — furniture, electronics, clothing, and everything you’d take with you if you moved.
- Personal liability — if someone is injured in your unit, or you accidentally cause damage to a neighbor’s.
- Additional living expenses — if a covered loss makes your unit unlivable while it’s repaired.
Don’t overlook loss assessment coverage
This is the piece condo owners most often miss. If a covered loss to a shared area exceeds the master policy’s limit — or the association has to meet a large deductible — the association can assess every unit owner for a share of the bill. Loss assessment coverage helps pay your portion.
The problem: many policies include only a small default amount, sometimes as little as $1,000. Depending on your building, that could fall well short of an actual assessment. It’s often worth discussing whether a higher limit makes sense for your community.
Is condo insurance required in Pennsylvania?
Pennsylvania law doesn’t require you to carry a personal condo policy. In practice, though, two things usually make it non-negotiable: your association’s bylaws frequently require unit owners to maintain an HO-6, and if you have a mortgage, your lender almost certainly will. Even when it isn’t strictly required, going without leaves your belongings and your liability completely exposed.
